I suspect you are attempting to over-simplify what is a non-trivial engineering challenge. While not claiming that HVAC is, in fact rocket science, there are too many variables to answer your questions intelligently without performing at a minimum, an on site inspection of conditioons. It sounds more like you don’t trust the vendors, and your suspicions are probably justified. In a nutshell, you will need to produce enough cold, and you will need to deliver that adequate cold to all locations. The additional NYC layer on the above is code requirements for condenser placement and electrical supply.

There are window treatments especially designed for tilt and turn windows. Unlike the blinds that are designed for the casement or slider, these blinds are securely attached to the window and do not move forward or bow out as the window tilts. Tilt and turn windows are difficult mostly because there is not enoght space above the window to install shades or blinds since the window open inwards. There are a few options:
Roller shades tipically take about 3″ of space for manual and 4″ for motorized so if you have at least 3″ or more above the window frame, you could use those. They come in many fabrics solar blackout or you can even use Laiminated shades that is glue any fabric to a roller shade and use it. Another option is to install shades inside the window frame, that way the shade opens with the window.
for this option  you can use cellular shades, silhouette shades or even wood blinds or aluminum blinds. But for the blinds you would be better off connecting the bottom rail too so the blind will move with the window. (they are called hold down brackets) If you have space in front of the window you could install blinds or shades to the ceiling and then put some kind of stopper that will prevent the window from hitting the shade. (not the best option but can be done) As  you can see there are many ways to go about covering tilt and turn windows but it depends on your taste, budget and a picture of the window would help too. Make sure to do your research before signing a window contract. Find out if the business is licensed, bonded and insured. Avoid companies who don’t have internal employees and outsource their work to sub-contractors. Make sure the people who will be coming to install your new windows and doors are Ahma certified window and door installers. I find the Minka Aire much better built than Hunter.  It never shakes or vibrates and the motor is totally enclosed so the appearance on the outside is very sleek.  I just don’t notice it as much as the Hunter which seems bulkier.  There are tons of online reviews for Minka Aire and I agree with all the positive ones.

I have the “Ball” style ceiling fan from Modern Fan company in the bedroom, living room, and kitchen.  Only the kitchen fan has a light.  I’ve been very happy with them as they enable me to reduce the use of the a/c plus, when the a/c is on, they distribute the cooling.

In general I found them ok  – I used them for a pretty complex install – their quote was about mid-range. They messed up the install, acknowledged their mistake and came up with a solution that I can live with but the whole thing was a hassle. I think for a straightforward split mini -duct they would be fine.

 How big of a unit do I need? 
It is determined by cooling load calculations, using manual J, based on actual house measurements

 How much does it cost to install?
If you are looking to do proper installation, with electrical work included as well, you expect to pay $5000-$7000 per 1st room and $5000 each additional room

 How much of the AC is external, and does anything rest on the ground? 
mini-split consists of indoor unit and outdoor unit. depending on circumstances outdoor unit can be placed in back yard or on the roof 

How loud is it outside unit?
It is creating noise, at the level of the room air conditioner, or less.

To cool 800 sq ft is within the available rane of mini-splits. There are 24,000btu air handlers, which might be enough cooling, but might not be distributed from only one location. The multi units allow up to four evaporators, but any locations will require a line set from the outdoor condenser, and a gravity path down to a drain or outside for condensate. You will need 220 out to the condenser with a proper shut-off, ad the outdoor units aren’t too noisy. I think the fujitsu’s are quieter, but you reallly need to stand next to one that is running. They are literally all over the place in brownstone Brooklyn. Look for commercial corner properties like restaurants, they are often wall hung a few feet up.

We have always had overhead fans over the years usually the Hunter line. When we moved last year, I spent the extra money on a Minka Aire and it has been totally worth it.  We went with the Traditional Concept but they have lots of choices.  It works very well and looks good.  The only drawback is I am not crazy about the light although it is dimmable.  Shop around online and you can usually find a discounted price.

Stay away from Kolbe – the windows in my house rotted from the inside within 10 years. It cost me 6K to fix recently, and I was told that it will cost 30K over the life of the windows. Trying to find if anyone else has had this problem?
