Oh and CGar the house doesn’t *require* any work. What I negotiated was to buy a move-in ready house with zero planned projects on day one. That freed me up to just decide which projects I feel like tackling on my own schedule.
Cobble, I would be happy to make them for you if you will tolerate them out of the box. Or use the Streit’s box yourself–they are really good! And I didn’t even use real chicken soup.

That said, your solution for the bathroom sounds good. That’s similar to what I did in my old house. Instead of a row of tile, in one bathroom, I put in a chair rail and painted different colors above and below. In another bath, the lower half of the walls were tiled, with a decorative band of tiles at the top, and then painted above.
Oh, cobble, I hope you’ll still feel that way when you see the mess I left in the kitchen.

The other thing I’ve seen done with a chair rail is wallpaper below and a complementary paint color above.
