Yeah, I agree with Heather. As I said, good quality properties are selling, and selling fast. Those that are well-priced to begin with are going over ask, not necessarily obscenely over ask, but over ask, and if not exactly in bidding wars, I’m finding multiple “best and final” offers.

No, CGar, I meant the seller’s broker never presented it to them. I’m sure your broker presented the offer. Sorry if that was unclear. I’m sure the problem is NOT with your broker. The whole thing sounds not only ridiculous but very, very deceitful.
And yes, if they come back I too would drop my offer.
And if you finally get it, explain to the seller at closing what happened, just in case the seller’s broker never did actually present the first offer.

Thanks, Dave, but, for the reasons I told you, I trust my broker implicitly. She’s taken great care of me (and CDog) for 15+ years, and my close friends on Norah’s block and their family go back even further. She was all over me (so to speak) after the 3 of us left the OH to get the offer in and what exactly the offer should be, etc., so I am sure the problem is not on my end, but on the seller’s broker’s end (and I don’t know that I’d report her, but I would like an explanation). And, PS, if they come back to me NOW as a back-up, my offer price is going to drop.
