  1. DIBS, am thinking the bldg probably has to be 12+ units – ie so as to justify hiring people to watch over it. A buddy of mine was trying to convince me of that over 2 yrs ago

    DH, beggars cant be chosers and Jersey City is pretty – certainly the downtown section that I drive through all the time. Am seriously considering moving there as prices have pulled back harder there than BK. Living there allows you to avoid the NYC income tax which should offset any increase on NJ vs NY ppty tax.

    THL, there’s no mortgage tax in NJ either right?

  3. Snappy…anywhere between the river (Front St and 1st St) to 24th street. Between Chestnut on the north and Washington on the South. Lots of good pockets south of Washington though, neighborhood by neighborhood.

    West of 30th St in University City is good but I don’t know it well.

  4. Agreed on the commute. It’s not for everyone. I have 3 friends that do a similar one. I couldn’t.

    The fact that it’s not a wealthy are is part of the appeal and exactly what’s been attracting people who might not have been able to buy a home otherwise to buy there. No, it’s not for everyone but it is for a lot of young people who are looking to own.

    Not everyone can afford a home in Brooklyn.

    My mom’s family is from Newburgh, and anyone who thinks they can commute there to NYC should really try it for a month before committing to it.

    Newburgh is an impoverished city.

    Note that the unemployment rate is 11.3%. Note that only 11% of the population has a college degree or above. Note that more than half the households make less than $35K per year. This figure does not account for the full impact of this low income, as a car is a necessity there, and the winters require high heating costs.

    We’ll just have to agree to disagree on this one, including if these towns are part of upstate.
