I have friends looking to buy in Westfield, NJ. The prices are ridiculously high and the taxes are scaring the pants off of them. It’s a beautiful are, but I don’t know that it’s worth that much.
THL, chk out the ppty taxes in essex county (montclair, south orange, maplewood,..) and you’ll see ppty out of control.

Holy Moses, I just looked at some homes online and they’re averaging about 6-9K in ppty taxes.
New Jersey’s tax system is backwards. They give you really low sales tax and put the onus on the homeowners to make up the difference. Stupid.

M4L: There is a mortgage recording tax in all of NY State, not just NYC. I’m pretty sure they don’t have it in NJ.
Snappy: when looking in Philly, also consider the Art Museum Area, aka Fairmount.

Yeesh! It never came up when we were looking here but I really can’t speak to if there are situations (or even counties) where it would.
