  1. snappy, westfield is considered top shelf township in NJ so prices are high. schools are great. tell your friends to look in cranford & scotch plains – both closer to NYC and near / next to westfield. Or tell them to come north to Whippany – best deal in the area (in my opinion). easy access to multiple hi-ways, on NYC train line, super duper schools, low (though not inexpensive) ppty tax,….

  2. Holy Moses, I just looked at some homes online and they’re averaging about 6-9K in ppty taxes.

    New Jersey’s tax system is backwards. They give you really low sales tax and put the onus on the homeowners to make up the difference. Stupid.

  3. M4L: There is a mortgage recording tax in all of NY State, not just NYC. I’m pretty sure they don’t have it in NJ.

    Snappy: when looking in Philly, also consider the Art Museum Area, aka Fairmount.

  4. I have friends looking to buy in Westfield, NJ. The prices are ridiculously high and the taxes are scaring the pants off of them. It’s a beautiful are, but I don’t know that it’s worth that much.
