This is a 3,200-sf, 4-family, according to Property Shark. Entered into contract on 6/9/09; closed on 8/20/09; deed recorded on 11/13/09.

5. BOERUM HILL $1,200,000

When this 3-bedroom loft was a Co-op of the Day last December, it was listed for $1,300,000. The price was reduced to $1,250,000 in May. Closed on 10/28/09; deed recorded on 11/13/09.

    Interesting. So the widget was off, but only by $125k, not $250k. Very interesting.

  2. MM brings out a level-headed point of view and makes coherent arguments. She does not call others stupid or tell posters they are missing chromosomes. It may not be the point of view that home owners like to hear but everyone here has an “axe to grind” after all. The home owners will always talk up the real estate market because that is their agenda. Everyone is entitled to their opinions.

    Ok, so it is confirmed that that is all she ever did to you.

    From what I can recall, unlike many of the posters on here she has actually been to many of the homes, and therefore I find her posts informative.

    Maybe I missed it, but I also don’t recall her dipairaging other people’s opinions other than by stating her own strongly.

    Does anyone remember the Andrew Dice Clay version of Little Miss Muffet? Nevermind, its too ditry for this board.

  4. Pigeon…I don’t actually think she knows what she’s talking about as much as she thinks she knows what she’s talking about. That’s all I’m saying. When these houses sell, I look back at the comments and 8 times out of 10, MM said the house would sell for hundreds of thousands of dollars less than its actual selling price.

    I’m certainly no expert either, but MM makes specific comments about price (in such an authoritative way) which usually end up being incorrect.

    I don’t think anyone is saying Miss Muffet is the expert. But she does seem to know what she’s talking about. So, perhaps it would be fair to say that, while she is not THE expert, she is AN expert.
