The figure you have posted above — $1,399,683 — is erroneous.
You can say what you want about the Park Slope House, but it isn’t waterfront property.

MM rubs me the wrong way with her insistence and monotony in every post. She comes across as an expert on every house on the market in Park Slope, and I see no problem in identifying that she doesn’t have her finger on the pulse of what homes in the neighborhood ACTUALLY sell for.
Her comments here are based on what she WANTS homes to go for. She’s wrong more than she’s right when it comes down to what these homes actually sell for. Usually by around 200-400K.
Oh, and I believe others have called me out when I’ve been incorrect, and I trust that will continue and fully support it.

I’m not a widget hater, Dave, but I have noticed lately that Mr. B ONLY seems to make note of sales that trounce the widget, not the other way around.
11217, there is no need to indulge in this game of ridiculing others for making calls in the past. Things change and everyone is entitled to their opinions. It makes the board very unpleasant for everyone with the finger pointing and name calling. I have a trove of data on you that I can bring out if you like.
