  1. Indeed I am busy today at work and will definitely not spend the next 2 hours posting. You know, 113 Garfield was one of the few PS houses I did NOT see the interior of, so I plead guilty to estimating a price based on not having seen it. Of course I’m sometimes wrong so no shame in that. I nonetheless feel confident in my bets having staked them out pre-crash and seeing many of those bets (which pre-crash were considered crazy) vindicated. 11217, I really don’t get your glee in saying unpleasant things about me, but if that’s what floats your boat, it doesn’t really bother me. I’m too occupied with my family, work and house-hunting. Happy posting!

  2. I just had that song on the radio the other day, DIBS. Very appropriate here, of course.

    Reminds me — about a year ago I was walking down Carroll Street and a sewer contractor was doing some work and he had Wild Horses cranked. Filled the whole block and sounded so great (sad as the song is). I just stopped and hung out until the song ended.

  3. If there were lots of identical houses for sale, then the widget’s median/mean would produce good estimates for the last sale in an equilibrium market.

    Because the number of houses for sale is low (especially since they are often high-end houses), I’d guess that the 75th percentile of the widget estimates would be a better estimator for the actual sale price.
