Jim Cornell is a creep. I’ve been to lots of open houses–who hasn’t?–and I’ll never forget that, as I was leaving one, probably 8 years ago, in the Slope, he muttered “these people just go to all these open houses to see what they can’t afford!” Everyone has a bad day, but if you’re a broker, what a stupid thing to say! He was with another brokerage then, by the way.
Use a broker if you want to.

I heard that none of the brokers at Corcoran get along.. They are truly independent contractors.. I had better results with Brown Harris Stevens. There web site is better in mine opinion. They have a few new agents who have truly changed this office and made it more personable… Remember one agent from Corcoran can’t sell everything.. You need cooperation in a changing market. Even Corcoran brokers have told me (quietly) that they CAN”T STAND ONE ANOTHER

1) Of course a broker marketing himself, looking for people to sell their homes, is going to hype the market as not in a slowdown. If you were deciding whether or not to sell, and you got a flyer saying it’s tough conditions out there, but why don’t you call me to do business, would you? Thought not.
2) Brokers do bear a burden of how prices are set. Although it is the money of buyers and sellers, it’s most likely a rare transaction for them. You don’t move every day. And, like stocks, realty has a fair market value. But the reality of things is that it’s worth is what someone is willing to sell for and what someone else is willing to pay: there’s very little in the way of “intrinsic” worth. So the people most knowledgable about the market can drive the market. And if brokers are telling their sellers to price it too high, then yes, it is their fault somewhat.
3) This cavalier, “you have to look out for yourself” approach by brokers make me think as people stop using brokers and doing sales by themselves… you better look out for yourself. Because you can’t be surprised if people stop giving you your 6%.
this is getting a bit whiny. nobody is forcing anybody to pay the prices people are willing to pay for nyc real estate. i don’t know how anybody can blame the brokers for this situation…

Corcoran over prices and things sit FOREVER! Or the get a dumbass who overpays. Guess it depends on if you need to sell fast or not.
Classsic example is the Park Place Condos (145 Park Place), I’m sure the developer had a hand in pricing, probably after Corcoran promised them the world, but after 9 months being for sale,, only 10 are under contract (the cheapest ones at that), 36 still available, Cocoran’s new tagline should be:

I work for corcoran and we are by far the most “buttoned up” shop on the Ave. We are all independent contractors in the end. Each with their own skill set and code of ethics. Stop bashing corcoran…at the end of the day; we get the seller more money than the rest of the folks out there and that is why we are the best. Love us/Hate us…it is up to you. There are 100’s of brokers in corcoran’s brooklyn offices. Pick one that best represents who you are. There is someone for everyone. We are really good at what we do. Get used to it.
why do all the corcoran agent pictures make them look like movie stars?
It makes it so difficult to recognize them when you agree to “meet them out front” and brings to mind gloomy thoughts about aging and the ephemeral nature of life just when you were ready to get excited about a place.
