Thousands of new luxury condos have altered the character of Brooklyn in the last 10 years.

We’ve caught wind of new luxury condo building in LIC, Five27, thanks to the Modern Spaces folks (who also happen to be the exclusive sales and marketing team). As we know, they are very effective in this respect and have enjoyed much success (hello, L Haus). This building will be located at 5-27 51st Avenue in Long Island City (GMAP), house 27 units in four floors, and was designed by architecture and interior design firm Fogarty Finger.

We’ve learned that L Haus, a luxury condo building in LIC (GMAP), has sold out – 100% of its 123 units have been purchased. Modern Spaces has been the marketing agent, and they brought the building from 60 percent sold to 100 percent sold in just one year. This was achieved by a marketing strategy that included events, incentives, and new marketing materials (including a video) to attract buyers, increasing traffic at the L Haus by 30%. They also increased the price per square foot there by 30%.

Over on Commercial Property Executive, they have a chart listing the top selling buildings of 2012. Two Queens luxury condo buildings are in that list, very nice. There’s The Industry in LIC (GMAP) and Sky View Parc (not Park) in Flushing (GMAP – not Corona Park). Sky View Parc sold 74 units for a median price of $545,000 and The Industry sold 64 units at a median price of $525,000. Nice job.
