All the units, except for the penthouses, are rented out at 80 Dekalb. But the Brownstoner Marketplace has a studio rental by owner if you’re kicking yourself for missing the boat. Obviously everything’s pretty new and shiny, and this unit is way up on the 35th floor. We’ll also say this looks much more spacious…

All the units, except for the penthouses, are rented out at 80 Dekalb. But the Brownstoner Marketplace has a studio rental by owner if you’re kicking yourself for missing the boat. Obviously everything’s pretty new and shiny, and this unit is way up on the 35th floor. We’ll also say this looks much more spacious than your average studio. But the rent goes for $2,130 a month, sans broker fee, and it’s only for ten months with option to renew. Sounds like someone got transferred right after renting this place!

Yeah – I definitely thought this bldg and Avalon were priced too high when I looked at them in the beginning of the year. The prices at The Brooklyner and BKLYN Gold seemed more realistic. I figured they’d eventually drop the prices. Shows what I know!!
From what I recall, the original pricing for the building was in this ballpark.
A $14/sf premium does not seem unreasonable, given the fact that it is a full service building with decent amenities, in-unit laundry, a nice kitchen, and basically brand new.
The not so great immediate neighborhood is canceled out by they great view and better subway access.
We can all finally come to the conclusion that all the people that enter/exit DKLB pay way to much for their apts. But hey, if they are ballin’ like that, so be it.

I would consider this location better than the Avalon, and on par with the Brooklyner, depending on personal preferences.
mmm Fort Greene and Williamsburg studios rent for about $39/sf, according to Streeteasy. This one is $53/sf. It should be around $1,600, even considering the high floor, because it’s so tiny. If dh is right, and the building gave away free months to fill the building, maybe the sublettee is trying to scam the rack rate for this studio after enjoying the free months?
But if salaries (of some people) weren’t so high, stuff wouldn’t be so expenive… 🙂
