We noticed just recently that the fence was down at 447 Clinton Avenue and it looked like the lengthy renovation (three years!) was nearing completion. Now a rental listing has popped up on the Brownstoner Marketplace for a one-bedroom, one-bathroom unit in the former mansion. We only wish there were more pictures but it looks pretty darn nice from the one interior photo of the apartment! The original plan called for four rentals in the main house with another two in the carriage house. According to StreetEasy there is also a two- and a three-bedroom apartment on the market.

  1. the dude- you have to check local parents groups. schools in “gentryfing” hoods can change very quickly. it’s all about the teachers anyway I’ve found. there are great schools on paper that don’t necessarily work for your particular kid if the teacher isn’t responsive or proactive.

  2. Heather, thanks. Good to know. We are just starting to explore elementary schools are are trying to get comfortable branching out from 29 and 58 (Prime Park Slope a non-starter for us)

  3. Dude, there are private schools in the area, so there’s that. A family that picked the Brooklyn Free School or Waldorf or Dillon might be into this. And, you know, PS 11 is actually quite nice.

    There’s a market for family-sized luxury apartments anywhere in amenities-laden Brooklyn, and this, a block from the subway and a block from the Flea, qualifies.

  4. $2,800 seems reasonable to me if it is effectively a 2br/1.5ba. Best area of Clinton Hill and an extremely nice apartment that would be at least $4K in a more established neighborhood. Finishings don’t look home depot to me if they are the same as the ones in the $5K place.

    Not so sure about the $5K rentals. I guess that price makes sense relative to the $2,800 place but seems like there is really the right demographic for it: doesn’t seem like a share kind of place since I would imagine people who could afford $1,700/mo. and want to live in Clinton Hill could get a pretty nice 1br for that. Hard to see a family that could pay that kind of money opting for ps.11 over a better district where they could also get a 3br (albeit not nearly as nice) for the same price. And, I’m not in the know here but doesn’t feel to me like Clinton Hill and private school would really be a popular combo in this income bracket – correct me if I’m wrong.

  5. I have a friend who lives around the corner from this place in a 1bd basement apartment and he pays a lot for his place and it’s not nearly as nice as what this place looks like. I wouldn’t be surprised if they managed to rent it all out for asking.
