When we first posted about the big new rental on 4th Avenue and Baltic a couple of months ago, the general consensus about the building’s design was more or less summed up by one comment: Beaten badly by the Ugly Stick. Again and again. Nevertheless, the development brings the first batch of new-construction rentals to the Boerum Hill-Park Slope-Gowanus border area on 4th (the avenue has, of course, otherwise been flooded with condos builds), and so it’ll be interesting to see how much demand there is for these apartments. Listings have gone up for one- and two-bedroom units in the building at 126 4th Avenue (ready for move-ins by March), and they’re looking to get between $2,400 and $2,500 for the one-bedrooms and around $3,000 for the two-bedroom, 1-baths. Amenities include central air and many of the units have terraces, but tenants have to pay for their own utilities. Rosetta Farrell, the Heights Berkeley Realty agent who’s handling the listings, says the rents are standard for the area, and that she expects the apartments to be snapped up quickly given the dearth of new rentals in the Slope. Considering all the amenities and the fact that it’s a new building, I think they’re very reasonable, says Farrell.

You people are right – the fact that the typical brownstone rental is dark, cramped, has a weired (cutup) layout, old appliances and fixtures, is in a walk-up building with inadequate plumbing and electric service, is typically managed by an inexperienced homeowner, and has no laundry facility within the building is more then madeup for by the fact that the outside looks nice.

  2. Went to the Warren Lewis open house in this building which was held there on Sunday. Don’t know if they were all interested in renting units but there were alot of people looking. Outside is nothing to write home about but the interior is actually nice. They may rent these pretty quickly because of the onsite parking garage.

    He’s already got plenty of cash, and he’ll get that wherever he goes. Why would he come to the Knicks to get paid? There is no bigger clown show in the ENTIRE UNIVERSE than what’s happening at MSQ. And I’m a Knicks fan!

  4. It’s an open listing — every broker in the Slope has it. The units themselves aren’t bad — some have amazing views, and they ALL have individual washer-dryers. Price is negotiable.

    The advertising campaign should be, “Live here so that you don’t have to see this monstrosity from your windows.”

  5. i think these will rent. most people prefer clean new spaces with A/C. convenient to transportation, blah blah… it’ll be easy.

    not a broker and don’t currently live in the area even, but just realistic.

    also, i agree that people are WAY more concerned about the inside than the outside, especially renting.

  6. Oh but I agree with 1:25 it is just plain dumb – from so many perspectives (including a financial one) that there is no retail on the ground floor. It should practically be mandated by zoning.
