When we first posted about the big new rental on 4th Avenue and Baltic a couple of months ago, the general consensus about the building’s design was more or less summed up by one comment: Beaten badly by the Ugly Stick. Again and again. Nevertheless, the development brings the first batch of new-construction rentals to the Boerum Hill-Park Slope-Gowanus border area on 4th (the avenue has, of course, otherwise been flooded with condos builds), and so it’ll be interesting to see how much demand there is for these apartments. Listings have gone up for one- and two-bedroom units in the building at 126 4th Avenue (ready for move-ins by March), and they’re looking to get between $2,400 and $2,500 for the one-bedrooms and around $3,000 for the two-bedroom, 1-baths. Amenities include central air and many of the units have terraces, but tenants have to pay for their own utilities. Rosetta Farrell, the Heights Berkeley Realty agent who’s handling the listings, says the rents are standard for the area, and that she expects the apartments to be snapped up quickly given the dearth of new rentals in the Slope. Considering all the amenities and the fact that it’s a new building, I think they’re very reasonable, says Farrell.

  1. 2:18, all those amenities you crave won’t mean shit once you realize the paper thin walls between your slick new apartment and the guy who listens to industrial noise metal while he hosts orgies next door.

  2. my friend rents in a similarly hideous building called hudson crossing on 37th and 9th avenue in Manhattan. And you think the truck traffic is bad here??? Try living outside the on ramp to the Lincoln Tunnel.

    He and the other 200 or so tenants don’t seem to mind paying $3500 for a 1 bedroom, so I really don’t think it’s going to be a problem.

    You all don’t know the NYC rental market very well.

  3. I walk past this building every day. My complaint about 4th avenue is the noise– the volume of truck traffic is incredible. The traffic jams up every weekday morning, and trucks lay on their horns regularly. There are a lot of auto-body and other light industry spots along Gowanus whose trucks pass right near this building.

    In short, given the surrounding environment, the rent is too high. Note also that another mult-unit condo building (which may be rental also) is soon going up a block away on 4th. Hopefully, rents will do their thing and soon follow the declining sales market.

  5. 2:23 – really? your Brownstone rental apartment has an elevator? professional management, updated electric and plumbing and new appliances – any listing you could point to for that – any apartments available?
