This triplex rental at 778 Carroll Street received a pretty significant price reduction last week: it’s now $1,400 less than when it was first listed. The four-bedroom (with a library and a deck thrown in for good measure) looks brand spankin’ new. It’s big and someone must’ve just put a pile of money into the renovation but it seems to have lost some of its charm in the process. (Recessed lighting alert!) Still, there’s something to be said for 90-degree angles and everything working. It’s also between 7th and 8th Avenue, pretty prime Park Slope indeed. The reduced ask price is $9,500 a month. Think they’ll get it?

    In other news, 212 8th Avenue (former HOTD) last listed for $2.850 million entered contract on July 1st. Widget posted 2.491 so will be curious to see what it went for…

  2. It looks thoroughly renovated, a bit too thorough maybe?
    I don’t know about the price. I don’t really understand who would pay that much in rent when the place might get sold from under you, forcing you to move again. It seems to have all the negatives (no services or amenities, high rent) without any of the positives (flexibility to stay or move as you desire.) If you’re going to spend that much, you could get something very fancy anywhere you want in NY. Is Park Slope that desirable for short-term luxury rentals you would forgo doormen, valets and all the things that come at that price-point?

    Lisa Taylor (broker) owns the house. She bought it for $1.5 million in 2007 and is trying to flip it for $2.995 million.

  4. Whole house (this triplex plus garden rental) is also for sale for $2.995mm.
    I have no idea on the right price for rentals at this end of the market. Agree with Mr B’s ambivalence on the renovation.
