This triplex rental at 778 Carroll Street received a pretty significant price reduction last week: it’s now $1,400 less than when it was first listed. The four-bedroom (with a library and a deck thrown in for good measure) looks brand spankin’ new. It’s big and someone must’ve just put a pile of money into the renovation but it seems to have lost some of its charm in the process. (Recessed lighting alert!) Still, there’s something to be said for 90-degree angles and everything working. It’s also between 7th and 8th Avenue, pretty prime Park Slope indeed. The reduced ask price is $9,500 a month. Think they’ll get it?

It’s high, but I think some people are still a little out of the loop on rents. I just found out yesterday that my neighbor just rented out her 2 bedroom (it’s a HUGE duplex) for just over 5K.
Gorgeous details, yard, the works though…

Wow! You guys are more mystified about rents than prices! $3,167/floor to rent is nowhere near as overvalued than $3/4M to buy.

Not sure what is going on in the rental market lately. On my old block, the woodie has a 2 bdrm garden for $2.5K – normal, makes sense on a psf basis. Across the street a duplex is up for $5K – a good 1,000-1,500 above what it could have rented for a year a two ago. Same block, down the street, modernish condo is up for $9K (wat? NFW). Next block over, TH for $10K. Double wat??
I know inventory is tight and over priced props are in a slow, slow cycle, but I have a hard time believing these insane asking rents will fare any better.
My old CEO paid mid-to-high 4 figures per month for a prime Remsen St TH. OK, there is a small market out there for this type of listing. In their case, they had a Philly prop to dump, and they were somewhat on the fence. Eventually they sold their Main Line place and bought a brownstone in the Heights. But seriouly…Boerum Hill and Park Slope asking for what is essentially SoHo type rents? Just not seeing it.
Lady Gaga might be renting in Bel Air for $25K, but that doesn’t translate into brownstone Brooklyn being ready for 5 figure rentals.

The history of this listing is totally schizophrenic. I remember the day it was listed at $3.5 million with Lisa Taylor (owner) at Corcoran. The next day, the price was reduced to $3.35 million. A few days later, Minette was added to the listing along with Lisa. Then another price reduction. Then, Lisa was gone from the Corcoran listing, and soon surfaced at BHS.
They appear to have done a good job restoring the facade. But I really dislike the interior reno of this house. Not for me.
I think 2.4 might be possible. This isn’t my style renovation at all, but I do think *some* people like this brand new inside an old shell type home.
The garden needs a big wooden trellis with vines growing over it for some privacy.
Location is an A+

We are guilty of giving too much money to Corcoran. Lisa was the agent we worked through when we first rented in Brooklyn 4 years ago and she wasn’t very helpful but hey who are we just mere renters waiting to me emptied of all our money.
But as for the property – the deal breaker for me is the collection of perfectly perched neighbor windows overlooking the garden – never would I pay that much money for no privacy.
