This one-bedroom at 434 Greene Avenue is located in a townhouse in Bed Stuy and has some of the nice architectural details you’d expect from such a set up: high ceilings, fireplace, original floors. The asking rent was recently reduced from $1,400 to $1,300 but the broker is still trying to pass the place off as being in Clinton Hill. Nice try. Fair price?

  1. I thought this part of Bed Stuy was a little more “hot” than where we live, no? Aren’t there a lot of Pratt students who need housing here? There’s also Choice Market and a few other cute shops and restaurants. In our part of Bed Stuy, this same apartment would rent for $1,000 to $1,200. On the fourth floor, the same apartment with the extra room above the stairs would be a little more.

    I know a few people who live near here, off Bedford. They all pay 1,100 or less for a comparable space.

  3. The Clinton Hill tag has just been changed, apologies: it wasn’t a shady attempt by any means, just that it was tagged when I read the listing and hadn’t yet checked out the neighborhood boundaries.

  4. I don’t think $1,300 rent is a stretch. I’m surprised it’s been sitting on the market. The building is close to the G, which is not the best train in the world, granted, but neither is the C. I disagree that the amenities in Crown Heights are “far better.” This place is very close to Tiny Cup, the Black Swan, Home Depot, etc.

  5. 1) This is NOT close to the A/C.

    2) That rent is crazy. You can get something at that price legitimately near the A/C and 2/3/4/5 across Fulton in Crown Heights, which has far better ammenities than this particular part of Bed-Stuy.

    3) If this place rents for this price, I really need to get serious about buying a two family because 1,300 for a one bedroom in this area covers a reasonable amount of a mortgage…provided you don’t over pay in THIS market.

Actually, $1300 doesn’t seem that crazy to me at all here – again, because this is a “no fee,” meaning that the owner is paying the fee – if the tenant paid you could probably get it for $1200, which is more in keeping with what’s “normal” in the area – this location is way more desirable now than it was in the 1990s!
