There’s a lot that appeals about 396 Park Place in Prospect Heights. We love the townhouses on this stretch of Park, and this triplex sports gorgeous interior details. We also dig the nice, bright kitchen. The rent comes in at $8,500, which, while not cheap, doesn’t seem crazy for a space this large in prime Prospect Heights. How does it strike you?

  2. Another brownstone dream turns into a nightmare. All that downpayment, renovation, blood, sweat and tears for what would turn into…a rental?

    1.41M (’07 purchase) x 3/4 (triplex)/(8.5K x 12) = 10! Well wadduya know, a sustainable GRM. IF you can get the rent. But ya can’t. Maybe half. So, half off easy at market bottom.

    8,500/1.3 x 4/3 (proportion to whole house) x 10 x 12 = a mil. Home value to depreciate at least another 30%.

  3. I must live in a different world, because to me, a rent of 8,500 should come with butlers, a Mary Poppins-type nanny and possibly a gold toilet. Oh, and a jet pack. Definitely a jet pack.
