This two-bedroom rental at 148 Hancock Street in Bed Stuy has a nice prewar vibe and a decent amount of space; its proximity to the Nostrand A/C stop makes it easily accessible as well. On the negative side, it’s on the first floor and the monthly rent of $1,850 seems on the pricey side for 800 square feet in this part of town, especially if you’re also paying a broker’s fee. What do you think?

  1. and you have shops on Nostrand and Tompkins that are gentrified for you Maly. I do get your point. You have shops on Court Street in brooklyn heights that are what you call grungy and apartments there are way more than 1800. I think this building needs a power cleaning and then you will be happy.

  2. I have been to see a house a block or two west of this place, and another one a block south on Nostrand. It is grungy in the sense that a majority of shops/stores/sidewalks are dirty and rundown; I do agree that there are beautiful & grand brownstones, some which look well-maintained, and others in pitiful conditions. This particular building is a perfect example of the grunge: great provenance and beautiful proportions and details, neglected and ugly apartment, chain link fence and weeds in front.

    You might be able to but probably not at that size.

    Looking at the street view I don’t understand the ghetto or grungy comments. I assuming no one actually looked at the street views on Google. The only think looking crappy is the weeds in front of the building, other than that the block looks nice.

  4. On this block 800 square feet apartments in Brownstones average about $1500 per month. I know of some as high as $1900, however these usually have extra ammenties such as W/D, dishwasher and garden access.

  5. This is a problem with the perception of Bed Stuy. People tend to paint it with a broad brush and assume that an area is grungy just because it’s in Bed Stuy. In fact, there are many blocks in Bed Stuy (like this section of Hancock) that rival any you’ll find in the posher brownstone nabes.
