It’s not every day one of the adorable Tudors in the Prospect Lefferts Gardens Historic District is available to rent. Located at at 16 Rutland Road, the four-bedroom, two-bathroom single-family house has all the original details one would expect, including an elaborate paneled dining room, as well as a modern kitchen.
It’s part of a row of nine neo-Tudors designed by architect and developer Peter J. Collins and built by his Brighton Building Company in 1914 and 1915. A similar row across the street and another making up Chester Court are also his work.
The stretch’s dark-red brick houses are topped with picturesque gables atop oriel windows, both covered in half timbering. Arched and squared-off openings alternate along the row.
Narrow at 17 feet across but spacious with three stories over a basement, all the houses have petite front gardens and low stoops. This one, at the end of the row, is detached along one side, giving it windows on all four exposures.
Inside are high ceilings, parquet floors, Arts and Crafts-style woodwork, and white walls.
In the front parlor is a console mirror and wide openings to the hall and second parlor. In the latter is a wood-burning fireplace of boldly patterned brick, and the woodwork and staircase have been left in their original varnished state.
This is also the case in the Dutch dining room, a popular feature of the era, with paneled wainscot, plate shelf, coffered ceiling, and leaded-glass windows. Perhaps modernized in the ’90s or early 2000s, the rear u-shaped kitchen has extensive counter space, cherry cabinetry, a dishwasher, and microwave. There is also a pantry closet and steps down to the yard.
Planting beds surround a stone patio, the whole enclosed by a mix of wood and wire fencing. While the floor plan doesn’t indicate the basement level, the photos show a laundry room with stacked washer-dryer, utility sink, and counter for sorting laundry.
Upstairs is a grand bedroom with a curved bay window overlooking the street. Two smaller bedrooms, including one with a door presumably leading to the roof of the extension, and a bathroom with hex tile and clawfoot tub make up the rest of the second floor.
On the top level is another spacious bedroom under the eaves, as well as an en suite bathroom with walk-in shower, and a large walk-in closet. Altogether there are six closets in the house, including a coat closet near the entry.
While there is no cooling system, many of the rooms have ceiling fans. Open houses by appointment are set for Friday from noon to 1:30 p.m. and Saturday from 1 to 2:30 p.m.
Listed by Andrea Kelly and Eric Volpe of Douglas Elliman, the house is priced at $7,000 a month. What are your thoughts?
