It’s a head-turner, but is it big enough to justify the price tag?

There’s no denying the good looks of this beautifully renovated apartment in a circa-1900 brick row house at 521 11th Street in Park Slope. And it has two bedrooms and two baths to boot — a highly desirable combo that’s also exceedingly difficult to find.

However, the setup might be a bit of a squeeze for some.

Located on the third floor, the apartment has original hardwood floors, a decorative fireplace and crown moldings, giving it a nice vintage feel.

The renovated bathrooms and kitchen are also sleek and stylish, with minimalist cabinetry, a stainless steel countertop, new appliances, and patterned cement tile.

There’s a closeted washer and dryer in the kitchen, and wall air conditioners in the bedrooms. This being the top floor, there are skylights in the kitchen and one of the bathrooms, so light shouldn’t be an issue.

A few minuses: The extra bath is nice, but the tradeoff is minimal closet space, with none in either of the bedrooms, a sure deal breaker for some. The living room is narrow, and the fireplace and bedroom doors limit what you can do with it.

Then there’s the price. The apartment is asking $4,450 a month, reduced from an initial $4,900 a month.

The whole building — whose second floor is also for rent — has just been renovated, so the lobby and hallway are newly done. The listing, from Rachel Altschuler and Nadia Bartolucci at Douglas Elliman, promises a shared garden, which presumably is accessible without tromping through the garden apartment.

There’s basement storage and a live-in super.

Does the lowered rent seem on par, or is it still high for such a place? Like the apartment?

  1. Great area, nice block, but horrible renovation. Bathroom in front? The only way to acces that bathroom (the only full bathroom from what I can tell, the other being a half bathroom), is through the master bedroom. That, plus the lack of bedroom closets, very little storage, narrow rooms, and floor-eating French doors where pocket doors would be more appropriate, make this seem overpriced at $4,450. It is apparently owned by a REIT, don’t let the LLC fool you, and like Dixon’s properties, their pricing is nutty. This one should rent for $4000 tops.
