Re 10th Street again, I just checked out the listing and it’s hilarious that they go on and on about Prospect Park, which is a good two-thirds of a mile uphill from there, not exactly right out your front door.

Not only did brownstoner fail to properly label the neighborhood of the PPS home, it also mis-labeled the 8th Ave home, which appears to be in Prospect Park South… or is it Windsor Terrace?
10th Street is across from parking lots for the Mitchell Lama building, and the tracks where the F train goes from above ground to below ground. There’s also a bus route on that street, although it’s scheduled to be eliminated.
Great for transit access though, since you’re a half block from the F, R, and (until it’s eliminated too) M train.

That Prospect Heights home has been on the market for close to 2 years. The asking price was originally way too high.
(The same old story… if original ask had been reasonable, the seller would have sold for more than he will get now).
Its main problem concerns the layout/renovations, which would take a huge amount of work to correct.
Also, it’s only 17 feet wide, the backyard abutts a parking garage, and the facade is silly.
I don’t agree with Minard and pigeon on this one. I am all for keeping some details and modernizing the layouts of brownstones. This is a gorgeous house.

The Lincoln Place home feels kinda weird from the photos.
Looks kinda like a bar/restaurant/bookstore.
But maybe it would feel different in person.
Pictures often deceive me.
