It’s the layouts of these old places I love the most — specifically, 1880s and 1920s places. I love all the doors, winding hallways, cozy spaces, etc.
Nomi, that isn’t slate, it’s glass. That is the in thing now. glass floors. That can be OK if done discretely, but here it is just done with no sensitivity. It just screams: we are so rich we can buy an elegant brownstone and turn it into a garage! It does not impress me.
Interesting, the differing opinions on Lincoln Place.
For me it does not work. I find this particular combination of tradition and modern jarring. Feel dissonant in all the wrong ways. I really find it hard to look at that slate (?) up against the tradition banister, for instance. And then the exposed brick . . . no. Just no. To my eyes, anyway.
The modern minimalistic fireplace next to the turn-of-the-century windows and window seats, and then those exposed beams — I don’t get it.
When it says that Prospect Place has 56′ deep garden, is that the long side of the lot or the short side?
I looked at Property Shark, which claims the building is 50′ deep, but the floor plans sure don’t look that deep. Is it measured from the front lot line to the back of the building and includes the front garden?
Pigeon, why do you think abutting that parking garage is a negative for the Prospect Place property? I live in a different house abutting that same parking garage and only know its there because I know what’s on that block of St. Marks. Other than know its there, it doesn’t have any effect I can see.

Yes, the Prospect Place home looks good in the photos, but the layout problems are big and they only get bigger the more you think about fixing them. Whoever re-configured the place 20 years ago or so caused some problems that will take time and money to fix. Not insurmountable, of course, but…
It’s interesting to see how poor layout choices can have such a dramatic effect.
Plus, as an aside, I never understand why builders sometimes made very wide stairways in narrow houses. Bad building choice!
I am also not a fan of exposed brick at all. I like the style of Lincoln Place other than that.
The Prospect Place one looks good in the photos, but sounds like Pigeon had a different view in person.
lincoln place house is nice but for that price, the other lincoln place on HOTD is way better buy.
I agree with Minard on the exposed brick and beam look of that place.
