with this weather outside, may be it is the end of the world…….
as far as the downsides to staying on the same street as a church I can tell you from experience that it sucks big time. there’s a church on my street and even if you can’t hear the choir singing in your house you’ll be rudely awakened by people literally lying on their horns early in the morning because they’ve been blocked in by someone who has double parked because the traffic is increased for sunday morning service.
i think ratnervile is a factor for price, they want to cach out asap before ground is broken and befor market will soften up. I would never buy so close to ratner, it is only one and half short block away. (from the garden-your view will change forever)

I looked at an AH listing on that block of St. Felix. It is not a nice block at all.
Assuming ratnerville is a factor on St. Mark’s, which I tend to doubt, is St Felix so much farther from the site that it would make a difference?
don’t know if this impacts the price that much, but I believe St. Marks backs up to a parking lot and apartment building…so there is that issue in your backyard.

There might be a professional basketball player who is willing to pay a premium for a nice house in Prospect Heights.
The St. Marks house is not close enough to Ratnerville for it to impact the price this much. 4-story, move-in condition bstone, with details and fab new kitchen, plus rental income, only a stone’s throw from Park Slope & 5th Ave.
Man, either the market has indeed tanked or there is just something really, really wrong that is not being disclosed.
