  1. There is a VERY crazy lady living close to that house on 11th street – animal control visits frequently, dead dogs are placed outside in bags for sanitation crews.

    The house itself, though, is amazing!

  2. I’ve seen the St. James house. It could best be described as a well-maintained investment property. Totally serviceable, but not in any kind of shape for use by a family.

    It’s a legal five-family–the duplex, plus two studios each on the third and fourth floors. The whole building can be delivered vacant except for one studio, which is rented through December.

    Being a five-family, an exposed sprinkler system runs through the house. The place has good bones, but you’d be looking at spending a minimum of 200,000 if you wanted to update the kitchen and baths and possibly incorporate another floor into the owner’s unit.

    The facade is pristine, and the backyard could be lovely, but this house is a bit of a project. Not sure folks want to pay this much and still have so much work to do.

  3. I agree re the stuy house. I think they will get very close to that.
    a nice place on hancock that needed a new roof sold for 950. There is another awesome place on stuy ave listed for 1.2
    I’d put down $1 mill for that place

  4. How many families is the 121 St. James property? If it is a 5 family then the financing will be higher and hence the house is overpriced. What is Lee Solomon thinking? Besides who wants 4 rentals above them.
