The price of the Park Slope house seems high to me. Here’s a South Slope brick townhouse closer to the park with tons of details (I’ve been inside and it’s beautiful–however, these are not friends of mine) for right around $2 million: http://www.bhsbrooklyn.com/detail.asp?id=444431. Unless you need the rental income, I don’t see why you’d go for the 11th Street house unless you really lurve the reno (which I must admit to not liking a lot).
the more i stare at the park slope kitchen renovation, the more i think it already looks dated (and i like modern design). as for the rest of the house, take away the furniture and i’m not that impressed. i do like the back facade though, and i love the paint color in the, ahem, library.
yes, a licensed realtor read a bunch of random, anonymous opinions on a blog and ran right off to change the price in an effort to save face!
is that open house cancellation at st. james a joke? did lee realize that she overpriced the place and now, due to our comments needs to adjust the price? my two family brownstone must be worth 2.4M maybe lee can sell that!
Hi Brownstoner! We have CANCELLED the open house at 121 St. James Place this Sunday because of a scheduling conflict with one of the tenants in the building. We will set up another open house for next Sunday instead. We have updated our website at Brown Harris Stevens. Could you please take it off of your open house picks this week? Regarding the 5-family house and to the comment: “why would anybody want 4 tenants above you?”. I guess nobody wants that if you have a choice. I bought 2 yrs ago and live in a similar set up (although with one tenant less). The additional income far outweighs being a landlord. (i am a first time landlord). In the case of the st Jams house, I think you could probably get $1000 to $1200 for each of those appartments Let us say in the $4300 to $4600 range. That is a nice extra income. It might put you at a net expenditure much lower than if you bought the duplex as a condo…. Hey it might not be that bad. Hey, if money is no object then I agree I would not have those tenants….
the st. james place is on a great block of St. James, quiet, tree lined etc., but being a 5 family will likely mean you won’t get this price unless someone is looking for investment property.
why doesn’t the stuy house show an outside picture? the houses on stuy are nice but stuy and putnam? thats not a very prime area. if it were like stuy and bainbridge or stuy and decatur I’d just assume the facade was nice but I don’t recall the houses down that far being that nice on the outside. although it could be safe to assume that the outside is definitely in tact from the way the inside has been maintained.
i’ve been in the Stuy house. It’s got some stunning details and truly is move-in condition. Bit of a hike to the station, but overall nice block, nice street. If I’m not mistaken a movie was filmed there last summer with Judd Hirsch from Taxi. Don’t know what the movie is or when it comes out. I dont think that would affect the price. At least I hope not.
