  1. Umm maybe I’m just not paranoid enough, but it seems to me like a) when people come to an open house, they want to see into all of the apartments, so as not to waste the time of a return visit if it’s not necessary; and b) a reasonable landlord will want to work with the tenants rather than against them, and therefore might have to reschedule the times of open houses if schedules collide.

  2. then why didn’t lee the broker from brown harris stevens tell us the truth when she decided to write to brownstoner. if she is not telling the truth on somthing so mundane, can we trust her with anything she says? hmmm….

  3. Re the St James Place house. I doubt the OH was cancelled due to scheduling conflicts with another OH — the selling broker could always have had a colleague stand in at one or the other — happens all the time, and the agent that takes the OH usually gets to continue working with the buyers that show up. Also, how troublesome could the tenants be? If they’re that much of a problem, they can be left off of the visit. Maybe the owners wanted to be nice to the tenants, maybe it’s a long-term relationship. In any event, a four unit rental building is not governed by any kind of stabilization and those leases don’t have to be renewed at maturity. And $1000 a month would be a steal for these apartments considering the location, so if the current occupants are paying much less than that they can expect not to be staying much longer…

    But on re-reading the ad I tihnk I’ve hit upon it — the “troublesome” tenants actually live in the “owners'” duplex. The actual owners don’t live in the building at all — the ad says the owners’ duplex CAN be delivered vacant — if the owners were living there it wouldn’t be necessary to mention that. And yeah, doing an OH here w/out the duplex would really defeat the purpose. Who needs to see four investment studios and not the rest of the building?

  4. I agree that it isn’t necessary to show every single unit. A potential buyer will see the building and be able to determine if they like it or not. If they do you can always schedule another time for them to get into the unit they didn’t see. One unit not available shouldn’t stop an open house.

  5. I suspect the broker or owner neglected to let the tenants know about the open house far enough in advance. The tenant probably found out about it on Friday and complained that he had friends visiting. It doesn’t necessarily mean the the tenant is a big problem, just a bit selfish.

  6. you have to be nice to tenants if you are trying to sell a house for $1.6M and you have not one, not two, not three, but FOUR tenants! brokers can always say that one unit is not available to be shown, so your excuse lee is pretty lame.

  7. This is such a funny blog. I cancelled the 121 St. James Place open house because a tenant is having some people in from out of town and why should we inconvenience her/them? It’s nice to be nice to tenants. -Lee

  8. I agree with Mary Kay- great houses in Ditmas/pps this weekend- if I hadn’t just bought something, I would go. Totally not into the PS house. Cold. Like the layout of the PS house that someone posted above- the one on 14th st- finally people realizing that sharing a bathroom with your kids is just plain stupid. But having glass cabinets with kids is tempting fate! Of course, not that EVERYONE moves into PS with kids…
