Not only are you not an "expert," you are fairly ill-informed.

  2. I saw the Lefferts Manor house today. Anyone else? It’s lovely, altho over-priced. Where is the comparable sized house in LM that got over a million? Bob Marvin, do you know if there’s any flooding basement problems on your block? My friend on Maple 2 has leaking issues in her English basement. Also, where are all the other LM houses for sale and who besides BHS is showing them? Thanks.

  3. “Free the porches” is too funny. But oh so true.

    For those with enclosed porches surrounding your house, lead by example. That’s the thing to do in neighborhoods where the tastes and ages of residents are more mixed. If you yourself expose your porch, put out nice rockers and use the porch regularly your neighbors will see it and want to do that too. Some of the neighborhoods simply need new influences and inspiration.

    It is really weird though how “curb appeal” is always shouted at homeowners as being so important to property values, everybody knows it, and yet tragically front porches in cold weather places always get enclosed in such a hideous fashion. The worst of it is nobody ever uses enclosed porches as an extra room. Never. It becomes a nasty storage room or mudroom. So not only is the curb appeal from the outside bad, but so is the first impression when you walk in the door.

  4. Re. PH – according to property shark, a house at 256 Prospect Pl that was 3 stories and narrower (by a foot) sold in October for over $1.8. It was one block closer to Flatbush, but the price at $1.7 seems really fair if it’s in as good condition and pretty as it looks on the website.

    Please offer an actual comp. There are no such houses. They have not and do not sell for this much in PH. Some have been listed this high, but they have not sold for this much. 2.1 in the high times is the highest I know of. PH should now be well under 2M for a 4 story and well under 1.5 for this narrow 3 story.

  6. I live across the street from the WT house. The house has been in the same family for many years. I beleive a family member brought the house in 2005. The front porch actually looks charming. WT houses often have rocking chairs on those lovely porches. That said, it is over priced. Two family right down the block is one the market for 1.5m that is twice the square footage.
