Jeez, there sure are a lot of houses for sale in Lefferts Manor, at every price point. I guess everyone decided now was the time to bail. In the history of Lefferts Manor, only one of these two story houses has sold for over 1M, and that house was super prime with a great renovation. They’re trying to get the same price for this one, and that seem like a huge stretch to me. It’s the same price as the 3 story limestone on Midwood that needs work, and 225K more than the larger house with a garage on Fenimore. But we’ll see.
I don’t think the PLG house is a stretch. Recent comps would support this price for a fully renovated house with such a nicely finished basement. It’ll be interesting to see.
There are nice size gardens behind the PLG houses. Many people have both patio or deck areas and a back garden area beyond it that’s planted.
Ph house is sweet. walk past it every day. that kitchen island though, ugh. that’d meet a 16-lb. sledge in about two seconds if that was my place.
None of the prices are hilariously off like usual but the PLG place seems like a bit of a stretch. Knock $400k of the WT place and it would be gone by next week. The owners look like they did a thoughtful reno but the ask is still VERY 2006.

The PGL seems reasonable, historic district and renovated…please lets no go into the discussion about being on “the other side of the Park” it becomes really boring…
So for the one who know PGL and are interested in buying there it seems reasonable, is there a garden?…any thoughts?
Ahh, yes, the magic Corcoran “photo stretch”. Making a 17′ brownstone look wider than a Georgian estate. Those brokers are worth every penny of their 6% for sure.
WT looks nicer on the inside than the outside. I think it’s a flip. Owners bought, renovated, maybe in last two years? $1.2 would bring in lots more offers. See you in 6 months.
The PH house is great. A similar house sold a couple of months ago at around $700/sf, so they’ll probably get the asking price.
