  1. Benson… I don’t think price tags make any difference in this city. Not to mention, $3 million seems to be *cheap* for an extraordinary amount of people.

    I think the disincentive has to be in the form of an ongoing tax. APPROPRIATE and rational property taxes, first of all, and then premiums and surcharges on utilities and so on. Business has to pay these to help reduce the daytime draw on the electrical grid… why no get the “overhoused” people to pony up for their overuse of the grid? Like I said, if you can justify the house with 12+ occupants — go right ahead and be like the rest of us. But if you are going to live in a house that’s equivalent to using a Trolley Tour Bus as your commuter car… then you shouldn’t have a problem paying for it. You obviously have plenty of money to burn anyway.

    This has to be one of your more desperate attempts. Peak ask means absolutely zero. You should know this by now.

  3. get off tybur’s case. Didn’t say someone couldn’t do it or be allowed to do it. Just that was absurd. And frankly, growing up with 4000sq ft even with the big family was pretty extraordinary.
    It does sound quite pretentious when read comments sometimes that some condo that is way bigger than average american house is somehow way too small for some 4 person household. Fine with me whatever they buy, but somehow the attitudes make them seem so entitled and out of touch with the reality of how regular median income families live in this city and country.

    Off peak ask average conforms to NY Case-Shiller off peak, about -20%. Just follow the index.

  6. Nomi — in a urban setting where almost EVERY resource you can think of is either at a premium or straight up scarce… why is it any different than a car passing inspection?!

    Honestly, I’m not proposing some sort of restriction here — but this sort of crap should be disincentivized!! As it is, even the property taxes on this place are so out of whack with everything. $7,400. This corresponds to neither the enormous size nor the huge price tag!

    Meanwhile, more appropriately sized homes (from the perspective of urban sustainability) are raped with taxes because their tax rate was determined recently, not in 1953. A good portion 1,500 sq foot condos pay a similar tax bill.

  8. m4l — not really. If I won the MegaMillions tonight… err… sorry, WHEN I win the MegaMillions tonight, I would definitely buy a house. But it would be about 2,000 sq ft I bet. Which, would still be way too big… but that’s the size house come in. (I wouldn’t want an apartment if I could afford not to deal with a “board”)

    Your black soot car wouldn’t pass inspection, so, no, you wouldn’t be able to drive it.

    It DOES sound to me like you think someone should have to “pass inspection” before they should be allowed to buy a house that YOU think they don’t deserve/need.
