  1. Benson — I agree with your “behavior-neutral” stance. What’s interesting is that the oversees vacation actually reflects this… airport taxes and surcharges on car rental rented at the airport and so on.

I don’t think anything should be banned and honestly earned money should be freely spent — but certainly taxing consumption can be “scaled” to reflect craziness. Like luxury taxes on yachts and million-dollar condos.

Just some thoughts (tangentially related) What about kids? What if families felt the FULL impact of having kids? No tax incentive for humping. What if the question was asked… Should we have a kid even though we will need a bigger house with higher taxes and we won’t get an income tax refund just for keeping her alive for the year?

I’m serious here. The consumption/consumerism fills every crack and crevice of our society. WHAT IF the birth rate was reduced and out population shrank to 200 million? What if we were only one of many large economies in the world marketplace? What if we weren’t the leaders in X industry? What if we bought things that lasted instead of cheap imports? What if a high school diploma still meant something?

Growth for growth sake, huge houses because you can, etc etc. it’s not good. it can be exciting at the micro-level, but long-term it ain’t good. this isn’t an issue of regulation and so on, it’s an issue of fucked up social values.

  2. “Any ideas? (please, I-D-E-A-S, not just shilling for one camp or the other)”

Because Manhattan has turned into everything a lot of people hate. Chain stores, revamped malls with JCPenny, bankers paying themselves astronomical bonuses, and a huge movement of most of the art, dining, drinking and music scenes to Brooklyn over the last 10 years.

  3. That sale in Cobble Hill: 20% plus above a 2005 price is quite stunning. Any idea whether there was any renovation involved? Any idea why some areas of Brooklyn would seem not to have fallen as much as Manhattan (and I’m talking about desirable Manhattan here, hell, apartments at The Plaza are selling at a big loss). As per that sale they would seem not to have fallen at all. That price could be a sales price in 2007. I think is ludicrous and will eventually crash, but have no clear explanation why it hasn’t. Any ideas? (please, I-D-E-A-S, not just shilling for one camp or the other)

  4. “Not as accurate as comps but the next best thing when comps aren’t readily available. If anyone disagrees, how much off would you say a typical ask is from comp?”

I guess that’s one strategy for arguing: Admit your argument is flawed, claim victory anyway, and put it on everyone else to prove otherwise. I prefer facts, but hey, whatever works…

  5. “I am personally in favor of a system that taxed producers less (i.e. income taxes) and taxed consumption more.” (benson)

Me too. I am in favor of the Fair Tax which replaces all income tax with a national sales tax. I would urge anyone who assumes the Fair Tax is only good for the “rich,” to look more closely at it.

Stand corrected on #2. Average down to -17% (still close to -20% as we’ll soon fall below it). You will stand corrected on #4 upon recalc. Not from peak on #5.
