This comes in as the most expensive sale at Two Northside Piers, and Curbed supplied us with all the dirt when it hit public record. According to Curbed: “A look at the deed reveals the Rosenmans purchased #20AP, two adjacent 2BRs facing the river. Total size: 2,931 square feet. We’re not sure whether the apartments have already been combined (there don’t appear to be permits on file for the work) or whether the buyers are planning to pay extra for that.” Swanky! Entered into contract on 12/17/10; closed on 4/15/10; deed recorded on 5/3/2011.

711 Avenue J GMAP
711 Avenue J is a whooping 4,549 square feet, but unfortunately that’s all we know about this Midwood home. Entered into contract on 12/15/10; closed on 3/15/2011; deed recorded on 5/3/11.

Last week it was the penthouse unit, this week OPP’s big sale belongs to a three bedroom, two-and-a-half bath. This corner apartment was on the market initially for $2,100,000. Entered into contract on 2/9/2011; closed on 4/26/2011; deed recorded on 5/6/11.
4. PARK SLOPE $1,895,000
25 Montgomery Place, #1 GMAP
#1 at 25 Montgomery Place was our Condo of the Day last June. We called the duplex architecturally stunning but said of the $1,995,000 price tag: “It’s a tough leap to shell out that amount of dough when it would by you a pretty nice stand-alone house not too far away.” The average reader appraisal came in at $1,646,710. Entered into contract on 2/16/2011; closed on 4/26/2011; deed recorded on 5/2/11.
5. CLINTON HILL $1,890,000
414 Vanderbilt Avenue GMAP
414 Vanderbilt Avenue was HOTD October 2008 for $2,490,000. We guessed it would be a tough sell without any historic charm or modern appeal. (To characterize the home’s interior, we settled on “McMansion Chic.”) Since then the price went down to $1,950,000 and stayed there for awhile. The four story brownstone is currently configured as an owners lower duplex. Entered into contract on 1/17/2011; closed on 4/15/11; deed recorded on 5/6/11.
wasder, that nice looking new construction carriage house across the street with the parking was sold a some huge price. for some reason, $3M is popping to my head.
regardless, I agree with you that the price on this house on this block is huge (ie we aint talking about those stunners on S Portland selling for over $2M)
Still…find a house on that block of Vanderbilt that has gone for close to that…
Wasder — that side of Vanderbilt is on the Ft Greene side of the block (at least according to the LPC maps).
The curbed comments have convinced me that either the project is a dilapidated failure or it is a building filled with unhinged crazies who spend days at a time doing meth and slamming their own building on message boards. Either way, they are not doing NSP or their neighbors any favors. Even if the place was as terrible of a mold and water filled disaster as they describe, there has to be a more productive way of addressing the problems that doesn’t kill your investment and that of your neighbors.
