This new listing at 395 10th Street in the South Slope ain’t much to look at right now, but it’s a nice-sized house in an increasingly popular part of town. Obviously the Flintstones look of the exterior in a real downer and, while there’s an old claw foot tub and a mantel or two, much of the original interior charm has been purged. Two strikes against it. The price, however, has just been lowered after a month on the market to $1,495,000 and if someone with more modern inclinations buys this place he or she won’t have to feel guilty about gutting something historic.

I’ve made it to Penn from Nostrand in 25 minutes on the A train and to 125th in Harlem in less than 40.
If train A leaves Utica Ave stop at 7:55 in the morning and arrives at penn Station at 8:20 and train F leaves this location at 7:55 in the morning and arrives at Penn Station at 8:35, then at what time do they both reach another station that is 5 minutes further beyond Penn Station?
Come on folks, are you smarter than a 5th grader????
“if it’s faster to Penn Station then by definition it’s faster to any point beyond that.”
How much faster are we talking?
dibs, surprisingly, it takes less than 30 minutes in the morning, including walking from my apartment to the train, and from the train to my job. So it sounds like a lot of hassle, but it’s quick, and only squishy on the train for one stop on the D (it empties out a lot at Grand Street).
NYGuy…if it’s faster to Penn Station then by definition it’s faster to any point beyond that.
It’s definitely faster to Wall street area @ Bway/Nassau.

“what’s stuyvesant ave have to do with this?”
“it’s a quicker train ride to midtown.”
Only if you work near Port Authority or Pen Station otherwise it’s no faster.
If it weren’t for Manhatttan, this place would be worth $169,000.
I’m missing the point about this location being “south slope” and therefore not very convenient. The F train stops at 9th and 7th Ave., and this location is closer than lots of “prime” Park Slope locations on PPW that fall between 9th St. and Grand Army Plaza. Not defending the price, but people are obviously buying in Park Slope and the commute from the F train stop isn’t an issue for many of them. People like the neighborhood because of the good schools, shopping, services, etc., and the longer commute is something they will put up with for those “conveniences”.
