This new listing at 395 10th Street in the South Slope ain’t much to look at right now, but it’s a nice-sized house in an increasingly popular part of town. Obviously the Flintstones look of the exterior in a real downer and, while there’s an old claw foot tub and a mantel or two, much of the original interior charm has been purged. Two strikes against it. The price, however, has just been lowered after a month on the market to $1,495,000 and if someone with more modern inclinations buys this place he or she won’t have to feel guilty about gutting something historic.

  1. asstringer….when you really don’t know different parts of a neighborhood and what prices were/are/have been you should learn to keep your mouth shut. You make yourself look stupid, otherwise.

  2. It’s hilarious to see you all trying to shill your own nab… On one end you have those defending the ridiculous $1.5 M for an ugly house (which by the way doesn’t deserve to be house of the day) arguing over 5mn more or less commute to Manhattan ( Yeah! Right! Like 5mn less justify paying $1.5M)…and on the other end the other shillers try to hype their own nab like Bed Stuy where no house can be bought for less than $1M…LMAO!
    Hey DIBS! How’s life underwater?
May be you should consider buying another house in Bed stuy to average down, i see plenty for sale in the $600K range:

  3. > R to Atlantic then switch to the D or Q.

No no no. You make that switch at DeKalb. Just pop across the platform. No Donkey Kong stairs fun required.

    > Closest F stop is between 7th & 8th, not 4th.

Actually it is very nearly exactly between the two. Easier to walk down to 4th if you don’t want the F.

And yes, arguing about commutes is far more interesting than discussing this sad, overpriced house.

I think this house looks like a better deal:

  4. Commute to Manhattan is one thing, but I would think people thinking about buying a house on Stuyvesant Ave or this house on 10th Street would be most concerned with the neighborhood/surroundings. In my humble opinion, the two neighborhoods are not comparable even if the commute from one is shorter than the commute from the other.

mta schedule shows 18 minutes from 4th avenue to West4th st. So from 7th Avenue say 20 minutes.

Only some sort of a union employee would consult and believe an MTA train schedule.

  6. I get off at Bergen. Seems like plenty of people get off with me. Doesn’t seem like so many stops to anywhere and I don’t know what all the complaints about F train are all about.
