This house at 6718 Ridge Boulevard jumped out at us from the Brownstoner Marketplace listings. In particular, that dining room, with original wooden built-ins and beams, knocked our socks off. The exterior of the Bay Ridge pad is made of limestone and sports a rounded bay-window shape. The only real drawback, potentially, is the fact that the house only has three floors of living space, one of which is partially below grade. Given that the house next door just sold for $730,000 in August, though, the asking price on this one of $749,000 seems perfectly realistic, especially for a buyer who likes the idea of a hot tub in the back yard.

Minard, I have a three story…rental unit in basement and 1,600+ sq ft for myself…plenty…plenty for a couple plus a kid, or two.
Other towns in NJ adjacent to Montclair and just as nice, if not nicer, include Summit, Glen Ridge and Essex Fells. Further north, in Bergen County, property taxes are much lower and the towns just as leafy and nice. Start with Westwood, Hillsdale and Ridgewood. All of these suburban towns are good choices for couples with two or more kids. The public schools are excellent and through the kids, you will build a circle of friends in no time. For singles or childless couples, the suburbs are death.
But two floor of a wider house could be plenty for a couple WITH renting the garden apt. if that’s what they want.
I mean, everyone had their own needs. I still don’t get it.

There is thin and gaythin. If you catch project runway you’ll see gaythins except for the two michaels. Reed thin and verge of breaking, just like this narrow 16 footer, which I otherwise like very much.
I guess the “drawback” of three versus four stories is that one can’t have a rental unit withough diminishing one’s own space to practically nothing. But if the house did have the space for a rental unit it would be 900,000 to a million, meaning that the owners would HAVE TO rent out the basement in order to meet the mortgage payments.

Bucks County is pretty but my wife used to teach there and it isn’t our cup of tea.
Don’t know much about Montclair but seems like that is where everyone goes when they leave brownstone Brooklyn and I don’t have the capacity to think independently.
I think this is a very nice house and Bayridge isn’t that far out especially if you have a car!
also I love Montclair but agreed their land taxes are insane – however you can get a pretty nice house on a good size lot for $500K
