This house at 6718 Ridge Boulevard jumped out at us from the Brownstoner Marketplace listings. In particular, that dining room, with original wooden built-ins and beams, knocked our socks off. The exterior of the Bay Ridge pad is made of limestone and sports a rounded bay-window shape. The only real drawback, potentially, is the fact that the house only has three floors of living space, one of which is partially below grade. Given that the house next door just sold for $730,000 in August, though, the asking price on this one of $749,000 seems perfectly realistic, especially for a buyer who likes the idea of a hot tub in the back yard.

I really like the way the interior of this house looks. It has been spared the hands of “design professionals” and as a result it looks comfy, unpretentious and perfectly livable. And not a single stick of white furniture!
I really appreciate seeing a traditional family home like this. And the price seems realistic.

Not only that, but the Atlantic Antic is not a subway ride away from Montclair.
Nice, but a little to gaythin for my taste. Not sure how far 749K get in Montclair, but I would imagine at least another 15K in prop taxes a year.
Average taxes in Montclair = $18,000.
This is a location problem. Looks like a very nice limestone at an attainable price. Not realy convenient to much and too close to the highway and the sewage treatment plant. Kind of on the very edge of Bay Ridge and that explains the price. Also on days when you are downwind of the sewage plant, you won’t be too happy.
I don’t get the inclusion of the comment “only has three floors.” It’s not as though it’s being priced as if it had 4 floors.
The problem is that the lot is only 16′ wide, which makes the interior very, very narrow. It only has 1,800 sq ft whereas a 20 footer would have 2,500+ sq ft. Also, the basement floor is very low compared to most brownstones.
