This house at 6718 Ridge Boulevard jumped out at us from the Brownstoner Marketplace listings. In particular, that dining room, with original wooden built-ins and beams, knocked our socks off. The exterior of the Bay Ridge pad is made of limestone and sports a rounded bay-window shape. The only real drawback, potentially, is the fact that the house only has three floors of living space, one of which is partially below grade. Given that the house next door just sold for $730,000 in August, though, the asking price on this one of $749,000 seems perfectly realistic, especially for a buyer who likes the idea of a hot tub in the back yard.

  1. I know people in Montclair with tax bills of around 24,000.
    But they have several children and that sum would barely cover even a single child’s tuition bill at a local private school.

    Also, they take that off their federal taxes.

    And many houses in the nearby suburbs are mansions compared to this one with lower price tags. They also have express buses to the the city (20 min).

    Prices in the suburbs are falling and would not advice buying there now. this shows how inflated prices are in brooklyn and how much lower prices have to go before one should consider buying a house in brooklyn (esp the non tony areas).

    Cute house. I like it.Minard is right,(as usual)it does look very cozy. I’d have to redo the usual, but I think in all of the HOTD’s I’ve ever seen, there have only been a handful of kitchens and baths I like, so I know it’s me, not necessarily the houses themselves.

  4. This is a nice place with actual curb appeal and details. It’s a block from the express bus (20 min to the city), a few blocks from a new grocery store, and walking distance to a variety of restaurants on 3rd ave. It’s close to the water and park.

  5. There are much better and bigger houses in Montclair and environs. Many are older than this with more detail, big yards and a shorter commute. Also asking prices are lower inline with middle class incomes and schools are better.

    Asking $750K for this is ridiculous–people should realize that there are better and cheaper houses outside brooklyn and start look elsewhere.

    Also enough with the property taxes! If you move out of the city you avoid city income taxes and you might end up with a lower tax bill.

  6. It’s a really nice house. It’s a limestone with period details for goodness sake! Isn’t what you Brownstone brooklnites like and ooooh and aaaaah over.

    The price is in line with others in the area. This area of Bay Ridge has blocks and blocks of limestones and brownstones….very pretty.
    The real drawback is the sewage plant. While not visible from any of the streets, The smell can be overpowering some days.
