This limestone house at 578 7th Street popped up for sale recently in the Brownstoner Marketplace. We could use a few more interior photos, but from the ones that are there it appears that the place has gobs of original detail. The listing also claims that the house is in excellent shape but that “depending on buyer taste, some interior cosmetic upgrading may be desirable.” The asking price of $2,650,000. What do you make of it?

  1. Wait a second…

The listing says 3 stories but the photo shows 4 stories.

I guess the listing isn’t counting the bottom floor (The garden level, or basement, or English basement).
    That seems strange to me.

  2. Pigeon, very good point re: PS 321. Talk about false advertising.

I really couldn’t care less about the widget. And we all know Mr. B has advertisers and has to balance pissing them off versus keeping them around and keeping the blog going. Give him a break.

  3. “The widget was stupid and 99% of the time, it was not even close to guessing the price the property would sell for.”

Yeah, how ’bout a trio of recent comps for each listing instead? I never even used that piece of shit widget. Lower limit always above my number.

    ***Bid half off peak comps***

  4. The new owners will need to work on the curb appeal a little. I am surprised that people think the house is that over-priced. The location is pretty deluxe. I know there is a tendancy to look at the bathrooms and kitchen cabinets ahead of the location, but what this property has going for it is its park block site.
You can change the kitchen and bathrooms but you can’t change the location.
I say it sells, if things remain upbeat for the rich, at 2.4.

  5. “This house (just from first glance of photos and location) is overpriced by about 500K.”

When oneone thinks something is overpriced – especially in Park Slope – you shouldn’t take it lightly.

  6. “How do you see gobs of details?”

Well ExTex, it seems that Mr B sees “gobs of details” because the broker is paying Mr B’s “Brownstoner Marketplace” fee.

    That’s the impression, at least.

  7. Well if nobody else is going to say it, I will. The price is completely delusional. $2.65m would be on the high end for a house of this size that had just been renovated. But pre-reno? NOOOO WAY.
