This limestone house at 578 7th Street popped up for sale recently in the Brownstoner Marketplace. We could use a few more interior photos, but from the ones that are there it appears that the place has gobs of original detail. The listing also claims that the house is in excellent shape but that “depending on buyer taste, some interior cosmetic upgrading may be desirable.” The asking price of $2,650,000. What do you make of it?

Why were we arguing about this yesterday? This is exactly the point I was making: That the widget almost always undershot what the property would actually sell for. That no matter how hard we wish that these properties were going for 10-15% less than asking, by and large they’re not.

Why doesn’t this bozo say it’s a few minutes walk from ps 107, which it’s zoned for? Not to beat a dead horse of course 😉
That said, the upper part of 7th street is one of my favorite park blocks. Wonder what it was reduced from….
Grand Army, the house is “owned by a family of tradespeople” and all systems have been renovated top to bottom, although the buyer may want to make some “cosmetic” enhancements.
Translation: The family has made millions selling those VIrgin Mary statues you see in the garden, and the bathrooms and kitchens are showpieces used by Mill Basin Plumbing in their brochures.
(OK, family of tradespeople that are reading this, I am only kidding! I’m sure the house is beautiful.)
$779.41/sf seems a bit ambitious, no? And for that asking price, they need to hire one of the big guns like Corcoran or BHS.
Guess I’m contraian today but I’m not all that wowed. Stoop is steep and looks to be moldy. With all those tradesmens living there, one couldn’t build a planter box becausee that fron needs something.
Inexcusable listing! Why would anyone hoping to sell a house at that price stand for it? Horrible pictures, no floorplan, and false representation about P.S. 321.
This is a great block, and there’s a decent chance that –even given the work that undoubtedly needs to be done — this could sell at a decent price. But this is not the way to go about it.
There may be a long-term renter in the garden apartment with no intention of moving. That would have to be taken into the equation in terms of the time and money to relocate him/her in order to fix up the space and rent it at market.
Even a big potted Japanese Maple and some window boxes would make the curb appeal 10 times better.

Agreed. this was one of my first thoughts…why doesn’t that house have a nice iron fence & gate and some garden plantings?
There isn’t much room with the cellar hatch there but get rid of the fugly garbage cans and plant in that spot.
