This limestone house at 578 7th Street popped up for sale recently in the Brownstoner Marketplace. We could use a few more interior photos, but from the ones that are there it appears that the place has gobs of original detail. The listing also claims that the house is in excellent shape but that “depending on buyer taste, some interior cosmetic upgrading may be desirable.” The asking price of $2,650,000. What do you make of it?

    Sorry pal – You aint gettin off so easily. I don’t buy your claim that your decision to write “steps from PS 321” was an accident…. not for second… Do you think we’re gullible morons? YOU GOT CAUGHT

    This is EXACTLY the reason why Brokers have and deserve a bad name… b/c of you.. You either knew the zoned school or should have known…(It’s your JOB to know these thngs – 7th street isnt even CLOSE to PS 321 zone…)

    Often Brokers also get caught claiming that the maintenance on Condos & Co-ops they are trying to sell is $300-$400 less than it actually is.. Then when it comes time for closing the brokers just claim “ooops…must’ve been a typo..” Or “Sorry.. that was the old maintenance… I forgot to update it…” Are you kidding me?

    What’s the hell do you think it is that you do for a living? It’s your responsibility to find out & verify the details of each home you’re selling!

    Re: The House itself: Ever notice that these comments here are always so predictably negative and pessimistic? It’s almost like EVERY commenter is a bitter prospective buyer that can’t afford a beautiful AND HIGHLY PRICED Park Slope Home… Almost as though you think that your comments will bring down the prices so you can snap one up… Homes here are expensive… GET OVER IT. (PS: $780/psqft is NOT expensive)

    Or, perhaps you are a fellow jealous Homeowner bitter that you overpayed for your carbon-copy house a few doors down? (In which case, YOU are the moron b/c you may well be driving down the value of your own home with your curmudgeonly comments about every comparable..

    Either way, Brownstoner needs more Transparency: With each comment, each poster should be required to disclose whether or not they are an OWNER of a comparable home or a prospective BUYER.

  2. I am the broker for this house.

    The listing said the house was a few minutes walk from P.S. 321. It did not say that was the zoned school although that would have been a fair assumption.

    While this inference was a mistake and was based on erroneous information I was given and should have checked more thoroughly, it is the type of thing that gives all brokers a bad name. I regret the error and it has been fixed.

    It is most certainly a four story, two family property.

    The price has been reduced to $2,250,000 a decision that was made prior to the commentary here.

    The house is lovely and impeccably clean but a new owner will likely update the kitchens and baths.

  3. Thanks Wasder, that’s what I meant — that the widget was ending up significantly under the actual SELLING price, which really underscored my point even more.

    Man, who is buying these million or multi-million properties? I love brownstone Brooklyn, but sometimes I think it has become too hot for its own good.

    Actually a lot of stuff is selling for 10-15% under asking but the widget was underpricing by even more than that. The widget was typically ending up at 15% under what the place actually sold for (that is when the comparison of widget to sale price would take place–in the “last week’s biggest sales” threads).
