Okay, before we even start talking about price and finishes, can we all just bask in the fact that this carriage house at 8 Grace Court Alley in Brooklyn Heights still has its original stable intact? How amazing! It’s hard to tell from the limited photos what the existing apartment on the top floor is like, but given the asking price of $2,950,000, it’s likely that the eventual buyer of this place will do a complete overhaul that ends up incorporating the stable into livings quarters. But at least we’ll still have the photo for posterity’s sake.

Yeah, but that makes it $1,640 per sf. You could still get a lot more in BH for your $2.95MM. So yes, it’s either a gut job (and maybe try to build another level, although I’m suspecting that would not be allowed) or a rich person’s garage.

Those stables are insane! I’ve never seen anything like that before.
That being said, while I’m glad those gates are still there, the space is really not maximized and balanced. This is my fantasy for this bit of porn. Keep 1-2 garage spaces (good for a car, bikes, and crap). Keep the stable gates. Use that space as an office/library. The rest of the space would be great for projects (brewing, art, whatever); maybe make space for a sink/microwave/small fridge/bar for when you want to hang out in the garden or in your stable-den.
The upstairs is like a warren. Reconfigure as a three bedroom (tops)–open it up a bit.
And, if possible: roof deck.
Upper floor is about 1,800 sq. ft.
If you partition off the bottom and only use it for one or two cars, you’d have more ‘livable’ space.

The lure here is the stables! How many carriage houses still have the stables? Everyone should have one conversation piece in their home, whether it be an art object, a trinket…in this place it’s the stables!

Agree with NorthHeights. How much livable space can there actually be in this? I love Brooklyn Heights and I love Grace Court Alley, but I can’t imagine someone with 5 cars will actually use this as a primary residence.
Woah! So cool! The original stable is just amazing. I hope no one tears that out. Hey, buyers, if you can’t figure out how to incorporate that into your lifestyle, give me a holler.

I was hoping this would be the house of the day. But I’ve already spent too much time thinking about this place to comment and now need to focus on raising funds for my eventual purchase of this property
