Okay, before we even start talking about price and finishes, can we all just bask in the fact that this carriage house at 8 Grace Court Alley in Brooklyn Heights still has its original stable intact? How amazing! It’s hard to tell from the limited photos what the existing apartment on the top floor is like, but given the asking price of $2,950,000, it’s likely that the eventual buyer of this place will do a complete overhaul that ends up incorporating the stable into livings quarters. But at least we’ll still have the photo for posterity’s sake.

I like the big garage. I would make it a three-car garage and then use the stable as a guest suite/home office. The upstairs could be reconfigured in a more contemporary open plan. The roof must be huge, I would put in a spacious deck with a lot of greenery. This could be one incredible house.
Grace Court Alley is really special -it should be repaved with cobblestones. Some day.

Sorry to disappoint you Mopar, but yes GUT the upstairs. And guaranteed whoever buys this will do just that. There are too many little rooms/corridors. It’s not a functional space. The ‘Exclusive’ just don’t live like that.
Plus, if this baby was mine, I’d set up the stables as where I’d put my stableboys….oh la la.
