Okay, before we even start talking about price and finishes, can we all just bask in the fact that this carriage house at 8 Grace Court Alley in Brooklyn Heights still has its original stable intact? How amazing! It’s hard to tell from the limited photos what the existing apartment on the top floor is like, but given the asking price of $2,950,000, it’s likely that the eventual buyer of this place will do a complete overhaul that ends up incorporating the stable into livings quarters. But at least we’ll still have the photo for posterity’s sake.

  1. I’m going to have to disagree with people. Why am I spending $2.9 on a place that I’ll need to gut? The layout stinks on the upper floor even if you kept the stables. I live in BHs, so I like the area, but this is just too much for what it is.

  2. Don’t listen to Parklife! Brian Lehner is not a good broker. I had a bear of a time with him a few years ago on a few rental apts I was looking at. There’s a lot of better brokers to go with. Just because he was one of the first Brooklyn Heights brokers don’t mean he’s the best.

  3. Brian Lehner is the broker and he rented my very first apartment in Brooklyn to me, and he did the same for many of my friends. He is a good person and a straight shooter. If I were selling, I would list with him in a heartbeat. And if I had $2.95 million, I’d snap this place up (and then I’d buy a few cars to fill it up!)

  4. The interior is meaningless, IMHO. This is designed to attract a rich car collector who lives in Brooklyn Heights. Money is no object to be able to get this kind of garage. I predict it will go close to ask.

    Please, oh pretty please, don’t get rid of the stables! They’re a beaut!

    The upper floor needs reconfiguring and can be a great 3-bedroom unit with a gorgeous and large living/dining/kitchen.
    Open that baby up.
    Get rid of the bedroom in the front and move the kitchen so it’s in the interior.
    All the bedrooms in the back and you have enough space for an ensuite master Bath.

    Who wants to give me $3M…and a horse?
