84 Joralemon Street has had a tough run. The single-family brick house hit the market (and was a House of the Day) in December 2008 when the asking price was $3,400,000. The price was reduced to $3,250,000 shortly thereafter and was taken off the market in February 2009. It reemerged with a new broker in September and just last week underwent another price cut to $2,975,000, a price that starts to look interesting for the Brooklyn Heights location.

    I’d be surprised if it needs kitchen, bath and mechanical updating.

    The photos make the home look like it’s in great shape. It’s surely possible that the kitchen and baths are out of fashion, but… the walls are painted with such attention, recessed lighting has been installed (which, btw, I do not like), the bookshelves and backyard are well-maintained, and the home looks like it’s in great shape overall. These things make me think that the home is in solid overall condition.

    It’s a beautiful home in a beautiful location and, if my guess about the mecahnicals and kitchen and baths are correct, it’s offered at a fair price.

  2. yeah im liking the parlor decor too.. it’s out there fer sure, but looks really cozy and comfy. but perhaps, not the best way to stage a house when youre selling

  3. NorthHeights is correct, it’s ‘only’ 21′.

    Small lot as well – 55′ deep, which is the case for the other three houses between Garden Place and this one.

    40 Joralemon (across Hicks…e.g., down the hill) went into contract a month ago, last list was $2.3. Much smaller home (2 story v. 3 story, 2380 sq ft v. 3000), but that one went through a similar history. Switched brokers, dropped price $300K. Also a short lot (66′).

    I suspect someone will fall in love with 84 Joralemon and make it their new project.

  6. Well, that location is fabulous. I guess ML is kidding, it is not so close to the BQE – closer to the BQE Joralemon st is a little annoying since it slopes down and you have to work to walk up the hill (ok I’m lazy) and of course subways run under everything… Maybe I am missing something with this ad, but where are the dimensions, taxes, etc? Not very much information.
