There’s a lot love about this listing at 411 Stuyvesant Avenue in Stuyvesant Heights. The four-family limestone house was on the market for several months last year at an asking price of $1,200,000 before being yanked last fall. It’s recently re-emerged at the new and improved (from the buyer’s perspective) price of $975,000. What do you make of it?

  1. It’s pretty big, is in a nice bit of neighborhood, and has a garage. Interiors seem decent, and the top floor, despite its chopped-up ness, give you some rental income (though it really isn’t a 3BR. an optimistic 2BR.)

    I wouldn’t be surprised to have it clear 900k.

    rich buyers are grabbing 2 an 3 mio ppties like hotcakes in prime nabes.
    stuy heights is prime to many affluent buyers so i wholeheartedly disagree.
    i dont know the nabe except on reputation. pricing in the 800-900k range seems right from what i’ve seen so asking a buck doesn’t seem mission impossible.

  3. I think that this is the type of house that will have the most trouble selling in the year to come. It is a lovely house but its location is not worth close to a million dollars. The kitchen doesn’t matter.
    I think the pool of affluent buyers has dried up for houses in this price range in this type of location.

  4. The third floor is so chopped up! Why anyone would configure a floor like that is beyond me.

    Can someone please buy this, turn it into a one-family like it should be and start over on the third floor. AND get rid of the 2nd floor powder room from that location.

  5. I think one of those kitchens got a fancy “beat to hell” glaze on it. You know, very european. Don’t you walk in there and think, Wait a minute here. Am I in Tuscany?

    Whatever. Pretty house. I absolutely don’t mind the paint. Needs to be re-painted, but that’s okay.
