ha! at least five of the fifty, if not more, were in Ft. Green (less than a mile from this house). What would the price be in Ft. Green for this house (within the stray bullet zone)?

These are indeed later than most of the rest of Stuyvesant Hts, and date from 1910. They were designed by Wm Debus, who also shows up in Park Slope, Prospect Hts and Crown Heights North. I have to admit, I’m not loving this one either, too plain for me, I’m a sucker for full blown woodwork excess. I like the French doors, but mopar is right, this is not the same as the houses on the next block, which are a good 20 years earlier and have different architects. It is a primo location, though, and for someone who doesn’t want too much woodwork, and a more modern plan, this could be the house. Needs to come down a bit, first.
Minard, I would say comps for Stuy Hts now, might still be closer to start at least at $800K, not $700. The rest of prime BS, like around Bedford Corners area would be closer to $700, but even that depends on the house. Some of those 5 story houses are much more, deservedly so.
I thought the comps for a nice house in Stuyvesant Heights was closer to 700,000 than 900,000. No?

Yes, the ones down the block (that sold for $1MM +) were dripping with oak details.
I’ve found that a lot of homes in bed Stuy do not have oak but have poplar moldings. Poplar does not stain very well and doesn’t look anywhere as nice as any of the hardwoods and so, looks better painted.
This is as prime as Stuy Heights gets. Fulton Park is extremely nice. I’m not loving the house though. I can’t make heads or tails of the floor plan. Wasn’t the house next door also a three family on three floors (original configuration) and didn’t it sell for $600,000 or so? This looks like a nice place, but it’s a bit later (Edwardian) than the super ultra fancy Victorian limestones a block down, right? Those are your typical dripping-with-detail places.
