House of the Day: 142 Dean Street
This brick townhouse at 142 Dean Street just hit the market. It’s got lots of original charm and is 25 feet wide, which give it a shot at achieving the asking price of $2,750,000, we guess, but this really seems like boom-time pricing to us. We don’t think the current market can support it. That’s…

exactly 30 days later this 18% overpriced hotd 02.09.20 is in contract.
“OTOH, if Cobble Hill can consistently find demand when asking $4M for 25′ wide houses (see this new listing: http://www.bhsbrooklyn.com/detail.asp?id=1069031) then maybe a 33% haircut for being in Boerum Hill is at least starting at the same ask.” (Boerum)
Looks like the wrong link.
whatever the incident rate of accidents at Atlantic/Bond/Flatbush has little to do with location of this property. Hardly a daily or even weekly occurence that resident would go there from here.
This is just off Hoyt and close to Bergen St F station.
If going to discount closeness to Atlantic Avenue – there goes a bunch of prime Brooklyn Hts and Cobble Hill beside Boerum Hill.
I like the Pacific st listing also – just goes to show the higher in price you go the better choice you get.
It is pricy for Boerum Hill.

Yes, m4l, I think that the Wall St. bonus effect might have affected the prices of Brooklyn Heights houses. They seem like they are going up.
looks pricy.
when is the wall st bonus effect going to fade? it certainly feels like it’s in full effect recently.
No bathroom with a bidet is bland in BR’s book.
It seems to me also that that glass walled shower is badly positioned, ie. ideally, that should be away from the door and against the wall. At the risk of looking like I am obsessed with safety, I could see someone banging into that in the night or in an altered state. Not me of course.
Meh, for that price, I’ll opt for this place on Pacific, at least from the pics it looks brighter and more modern: http://tinyurl.com/ydx7xth
Although a bidet in the other place is nice to cool your cooter during the summer.
