This charming townhouse at 17 Garden Place was on the market for a couple of months last fall with a price that started with the number 4. After taking the winter off, the single-family home has been re-listed as a co-broke for $3,700,000, which brings the price per square foot under the $1,000 mark. While not quite one-of-a-kind, the house is pretty darn unusual and special and has clearly had a spare-no-expense renovation. Do you think the price is in the ballpark now?

  1. This is a beautiful street which goes for one block between Joralemon and State. It is Central Heights and gets no real traffic, houses on the street are nice too. I think it is beautiful inside; the furnishings are a bit much ala super classic/traditional, VERY estabished looking, but you are not buying that. kitchen looks a little dated, but the great thing is the location. It seems like the Heights prices are going up…

    I think the skinny back portion is the addition.
    And I think the city often prohibits additions from being the full width of the building.

  3. OK, another tiny gripe: how do they come up with 3,800 sf?
    Property Shark only gives 1,736sf, but clearly this is only for the original 2-story structure, not accounting for the basement, the extension and the addition on top. Still adding all these, I barely count 3,300sf.

  4. This is a truly beautiful house inside – you really have to see it in person – and unique in a good way from the outside. Granted its a different style than what we typically think of for a Heights row house…and you have with the stigma of having a home that is merely 90 years old…oh, and don’t forget 3500 sq ft (teeny tiny by some standards).

    Kind of odd to see a double listing, eh? Really would have thought this would have been the kind of place Kevin C could move in a month or two. The owner is very well known in a pseudo famous kind of way.

    Will get north of $3.5 IMO.
