This charming townhouse at 17 Garden Place was on the market for a couple of months last fall with a price that started with the number 4. After taking the winter off, the single-family home has been re-listed as a co-broke for $3,700,000, which brings the price per square foot under the $1,000 mark. While not quite one-of-a-kind, the house is pretty darn unusual and special and has clearly had a spare-no-expense renovation. Do you think the price is in the ballpark now?

I saw all these houses, and I still say pshaw to those 5 million and over houses now on the market. WIllow street was huge, over 7500 square feet. Pierrepont was purchased by a school at the top of the market, and 85 State was a great, great deal – wish I bought it!
I’m just stunned that Stella Artois is the best selling beer in Brooklyn for Fresh Direct. It’s the worst Belgian beer — it’s the Budweiser of Belgium.
“Gang green” – what’s with the secrecy concerning the owner?
Gabriel Byrne has been outed as living across the street, Giamatti is nearby? Who is it?
Also, that’s a skinny, weirdly laid out house for $3M.
And Willow was so out there at its initial ask (was it $8 million, or more?) that I think I never even registered it.

Disagree with those who say this house isn’t up to par because it isn’t a Brownstone. I love the exterior and would take it any day over your basic brownstone. Would have to visit to see how I feel about the interior, though. But as far as curb appeal goes, IMO, this rocks.
$3.7 is a big stretch, especially without a decent garden.

What must be giving sellers optimism is that, between December and now, 5 or 6 more houses have gone into contract including some decent looking houses that just were not moving, like the one on Clinton near the corner of State.
