This charming townhouse at 17 Garden Place was on the market for a couple of months last fall with a price that started with the number 4. After taking the winter off, the single-family home has been re-listed as a co-broke for $3,700,000, which brings the price per square foot under the $1,000 mark. While not quite one-of-a-kind, the house is pretty darn unusual and special and has clearly had a spare-no-expense renovation. Do you think the price is in the ballpark now?

  1. Can you say “overimproved doll house”? I certainly don’t think this is worth over $2.5. This does not look like not a motivated seller. I would not consider the owner famous, certainly not in the sense of attracting idiots to pay an extra million.

  4. Thanks for the info, Pigeon. And yes, I think there is no back yard. Listings only make mention of the side patio. I guess the extension ate up whatever back yard they had. WRT additions not being able to be the full width of the building, can one just short it by a foot or so? Or do you think that skinny mess (totally looks like a hillbilly rattail haircut!) was the most the DOB would let them do?

  6. The floor plan says: “Potential Roof Deck”
    That’s broker babble for: “Third floor has only one small bedroom and it looks out across 45 feet of ugly roof top.”
